Integrating Modern Infrastructure Within a Heritage Workplace

Bramah House | Bermondsey Street, London

Project Overview

Warehouse Eighty Eight delivered the electrical and structured cabling installations as part of the transformation of Bramah House, a 15,000 sq ft workspace in the heart of Bermondsey.

Originally a nineteenth-century tea warehouse, the building was reimagined as a fully managed workplace that celebrates its industrial heritage while providing the technology and infrastructure expected of a modern office environment. The redevelopment retained many of the building's original characteristics and achieved SKA Gold accreditation.

Scope of Works

Our package included:

  • Electrical installations

  • Small power systems

  • Lighting installations

  • Structured cabling infrastructure

  • Containment systems

  • Testing and commissioning

The Challenge

Working within heritage-inspired spaces often requires a different approach to modern commercial fit-outs.

With exposed brickwork, retained architectural features and an industrial design aesthetic forming a key part of the finished environment, services needed to be carefully coordinated to preserve the character of the building while delivering the functionality expected by future occupiers.

The project also incorporated shared facilities, collaboration areas, meeting spaces and amenity environments requiring seamless integration between electrical and technology infrastructure.

Preserving Character Through Careful Coordination

Warehouse Eighty Eight worked closely with the wider project team to ensure that electrical and data installations complemented the architectural vision rather than detracted from it.

Particular attention was given to:

  • Routing services within exposed environments

  • Integration of feature lighting installations

  • Supporting workplace technology systems

  • Maintaining clean and coordinated finishes

  • Delivering infrastructure suitable for future occupier requirements

Through detailed planning and coordination, installations were delivered while maintaining the industrial character that defines Bramah House.

Connectivity for Modern Occupiers

Alongside the electrical package, Warehouse Eighty Eight delivered the structured cabling infrastructure required to support modern workplace demands.

The installation provides the digital backbone for:

  • Flexible working environments

  • Meeting and collaboration spaces

  • Occupier technology systems

  • Building-wide connectivity

  • Future tenant adaptability

Comprehensive testing and certification ensured the infrastructure was fully operational and ready for occupation from day one.

Outcome

The completed Bramah House workplace successfully combines historical character with contemporary functionality, creating a distinctive working environment within one of Bermondsey's most recognisable warehouse buildings.

By delivering the electrical and technology infrastructure with precision and attention to detail, Warehouse Eighty Eight helped support the transformation of a heritage asset into a future-ready workplace while preserving the qualities that make the building unique.
