Delivering Ready-to-Occupy Workspace at Pace

63 Queen Victoria Street | City of London

Project Overview

Warehouse Eighty Eight delivered the electrical and technology infrastructure package for the CAT A+ refurbishment at 63 Queen Victoria Street, helping transform the space into a fully fitted, move-in-ready workplace.

Located in the heart of the City of London, the project formed part of a landlord-led initiative to provide a high-quality plug-and-play environment capable of attracting occupiers seeking immediate occupation. The CAT A+ fit-out comprised approximately 4,300 sq ft and was delivered within an 8-week programme.

Scope of Works

Our package included:

  • Small power installations

  • Lighting installations

  • Structured cabling infrastructure

  • Containment systems

  • AV power provisions

  • Testing and commissioning

The Challenge

Fast-track CAT A+ projects demand a different approach to traditional tenant fit-outs.

With a compressed programme and a fully fitted workplace being delivered ahead of tenant occupation, all services needed to be installed, tested and commissioned within strict programme constraints while maintaining a high-quality finish throughout.

The project also required close coordination between electrical, furniture, design and technology packages to ensure the workplace was ready for immediate use upon completion.

Delivering a Plug-and-Play Workplace

Warehouse Eighty Eight worked closely with the wider project team to provide the infrastructure supporting modern workplace requirements.

The installation was designed to support:

  • Flexible working environments

  • Meeting and collaboration spaces

  • Workplace technology systems

  • Future tenant adaptability

  • Reliable day-to-day operations

Through careful planning and programme management, our team ensured all installations were completed in line with project milestones.

Connectivity & Technology

Alongside the electrical package, Warehouse Eighty Eight delivered the structured cabling infrastructure required to support modern workplace connectivity.

The network installation was designed to provide a robust platform for occupier technology, communications systems and future business growth, ensuring the space was ready for immediate occupation.

Outcome

The completed CAT A+ workplace provides a fully fitted, ready-to-occupy environment that balances flexibility, functionality and modern workplace expectations.

By delivering the electrical and technology infrastructure within a demanding programme, Warehouse Eighty Eight helped create a high-quality workspace capable of supporting future occupiers from day one.
