Project Overview

WH88 delivered the electrical installation for a high-specification office refurbishment at Orwell Logistics Park, Ipswich, working alongside Dalkia Projects.

The project formed part of a wider operational logistics facility and required new electrical, lighting and communications infrastructure to be integrated within a building that remained partially occupied throughout the works.

Our package extended from primary containment and electrical distribution through to workstation power, architectural lighting, structured cabling and a comprehensive resilient power strategy incorporating a 40 kVA UPS installation and a secondary 5 kVA extended-runtime UPS within the Transport Hub with diverse A and B supplies.

Scope of Works

The WH88 electrical package included:

  • Schneider electrical distribution

  • Main and sub-main electrical infrastructure

  • High-level basket containment

  • Underfloor trunking and power track systems

  • Floor boxes serving individual workstations

  • Recessed LED panel lighting

  • Suspended linear lighting

  • Decorative halo lighting

  • Lighting control modules and scene-setting controls

  • Emergency lighting

  • Structured copper data cabling

  • Fibre infrastructure

  • 40 kVA UPS installation

  • 5 kVA extended-runtime UPS serving the Transport Hub

  • Diverse A and B power supplies

  • Dedicated clean-earth and rack bonding arrangements

  • Testing, commissioning and certification

The structured cabling installation was completed as a warranted system, providing the client with a 25-year system warranty.

Power & Distribution

New Schneider distribution equipment was installed to support the refurbished office accommodation, with sub-main infrastructure and containment coordinated around the existing building services.

Underfloor trunking and power track systems were installed throughout the office areas, allowing workstation power and communications to be distributed while keeping visible services to a minimum.

Floor boxes were positioned to suit the final furniture layouts and workstation requirements, integrating power and data services within the completed office environment.

Lighting & Controls

The lighting installation combined recessed LED panels, suspended linear luminaires and feature halo lighting across the refurbished office areas.

Lighting control modules and scene-setting switches were incorporated to provide greater flexibility across the workspace, alongside the emergency lighting installation.

The final arrangement required coordination with ceilings, partitions, furniture and other building services to maintain the architectural layout while ensuring the lighting and controls remained practical for day-to-day operation.

Structured Cabling & Resilient Power

WH88 delivered the structured communications infrastructure across the refurbishment, including copper data cabling, fibre links and associated rack infrastructure.

A significant element of the project was the installation of a 40 kVA UPS system to provide resilient power to critical communications and operational equipment.

Within the Transport Hub, WH88 installed a secondary 5 kVA lithium UPS with extended runtime, supported by diverse A and B power supplies to provide an additional level of resilience to the local communications infrastructure.

The UPS installation also incorporated a dedicated clean-earth arrangement, including a clean-earth bar linked back to the main intake earthing arrangement and dedicated bonding to the UPS and communications rack.

Together, the UPS, distribution and communications installations provided a coordinated resilient infrastructure rather than treating power and data as separate systems.

Working Within an Operational Building

A key consideration throughout the project was the requirement to deliver the refurbishment while other areas of the facility remained operational.

The works were phased around the wider construction programme, with construction areas separated from occupied spaces and activities coordinated with Dalkia Projects, the end user and other trades.

Shutdowns, access and service alterations were planned to allow the electrical installation to progress while limiting unnecessary disruption to the remaining operational areas.

Project Outcome

The completed refurbishment provided the end user with a new electrical and communications infrastructure incorporating distribution, workstation power, architectural lighting, controls, structured cabling and resilient UPS-backed services.

The project demonstrates WH88’s ability to deliver a complete office electrical package while also integrating the specialist infrastructure required to support critical communications and operational systems.

Our delivery at Orwell Logistics Park subsequently led to further referrals and repeat works across the wider development, extending our involvement beyond the original refurbishment.
